Finding Details with Internet Listings

Zillow, Realtor.com, Trulia and other such services do not contain updated material on listings in the Dallas Market. These websites are not under the control of the Texas State Real Estate Association and the Metroplex Listing Service, and therefore the listing requirements are not monitored. You will frequently find listings miscatagorized, houses already sold that are listed "for sale," real estate agents not current in their licensing requirements, and miss new-home developments because they are not listed at all. These public access sites are basically advertising platforms, maintained by private companies that charge real estate agents fees for their services, just as any advertising entity. They were never intended to be a thorough source of accurate information. Licensed agents are not required to post their listings on these public sites. Weather in Dallas

Do you want to escape the cold winters and all of that freezing snow? Well, don't move to Chicago. The cold in the northern parts of the United States will match and easily exceed anything you've experienced in Korea.

Did you know you can't buy snow tires or snow chains in Dallas? Or rubber snow boots? Even snow shovels and sleds are hard to find. Dallas usually has 30-40 days out of the year that can get cold, i.e. in the 30 degree Fahrenheit range. Occasionally it snows, but it melts away in a day or two. The rest of the year we enjoy comparatively mild weather. We play golf 9-10 months out of the year. Yes, it can get hot in the summer. All office buildings, schools and homes have air conditioning. I have provided a direct link to the Dallas weather from this website plus some live camera shots of our city.

Maps and City Guides

The white star marks the location of Dallas and Fort Worth in the state of Texas. Texas is called the "Lone Star State," and it is the second largest state in the United States.

This map of the United States shows that Texas is approximately the same distance from the Atlantic and Pacific coasts. This central location makes Texas an ideal choice for commerce and travel.

Although I can help you with any home in the area, but I focus on the northern suburbs of Dallas. The following maps and gudes will introduce you to each suburb, including schools, utilities, city government, hospitals, parks, recreation, transportation and shopping.

Buying or Selling by Yourself

When the economy deteriorated starting in 2008, many licensed agents abandoned the profession. There have always been agents who sell real estate as a part-time job. These two factors lead to a shortage of licensed, full-time agents from 2008 until mid-2010. When the economny finally picked up, lots of new agents joined the profession. You won't be able to distinguish between the full-time, professional, committed agents and the new, part-timers. Public sites like Zillow and Realtor.com provide no such information.

When I first started, the contract for buying and selling residential property was only 3 pages long. It is now 9 pages and still growing. There are multiple deadlines to be met, money to be exchanged at specified times, inspections and re-inspections to be accomplished within certain time periods, and numerous options and negotiations to be completed. This is a daunting task for someone not familiar with current, real estate codes. Licensed agents must take new courses during the year in order to maintain their active status. I have never missed a year as a licensed agent since I started almost 30-years ago. I am a full-time realtor.

About Dallas

The combined area of Dallas and Ft. Worth is called the Metroplex. The population of the Metroplex is approximately 5 million. The population of Dallas, which is commonly referred to as "Bid D," is approximately 3 million.

Transportation

The Dallas bus service and subway train system are called DART (Dallas Area Rapid Transit). The subway train system, referred to as "light rail," travels both above the ground and below the ground in tunnels and overpasses. You will find schedules and maps for both the bus and train at this link.

Dallas International Airport (DFW) lies between Dallas and Fort Worth. This airport is the 5th busiest airport in the world.

Direct flights from Korea arrive daily. If you are visiting Dallas for the first time, I recommend you stay at a hotel that is close to the airport, or at least along the northern border of Dallas (along Highway 635). Do not stay at a downtown hotel unless you have business downtown. In addition to flight schedules at the airport, you will find links to several hotels and other housing accommodations on this link.
